WDP was retained to investigate leakage problems with
the buildings, determine appropriate repair options, present options to
county executives, prepare plans and specifications for the selected repairs,
and manage repair efforts.
The buildings included in the scope of work consisted
of a two story brick veneer / steel stud framed office building with portions
of flat membrane roofing and sloped metal roofing as well as a two story
brick veneer / CMU backup computer center with similar roofing components.
In both buildings, leakage problems occurred in the veneer portions of
the buildings due to inadequate water management and at the roof / wall
intersections due to poor membrane attachment detailing. Other factors,
including poor masonry workmanship, inadequate sealants, and improper previous
repair work, contributed to the problems experienced.
The repair methods selected by the client included retrofit
installation of wall anchors, retrofit installation of through-wall and
stepped flashing, replacement of inadequate copings and gutters, replacement
of the flat membrane roof with a spray-applied polyurethane system, replacement
of the metal roofing with an integral batten system, full re-pointing of
the brick veneer, and application of new sealants and water repellants.

Fees for the repairs of both buildings were approximately
$1.5 million.
