WDP performed a detailed condition survey of existing roof systems and related masonry cladding and parapets at various Hunter College campuses throughout New York City. Across all of the campuses there were dozens of discreet roof areas, most of which were original to the buildings. Many of the roofs were reportedly leaking into classroom and laboratory spaces below. The condition survey focused on correlated existing leakage with roofing defects, penetrations, and perimeter conditions. The field investigation also incorporated a detailed study of the masonry and flashings at roof terminations at parapets, bulkheads, as well as nearby fenestrations.

Due to the design requirement for new roofing to resist hurricane force winds, the roof replacement concept had to account for durability as one of the primary considerations. The roof replacement design documented the extent of roofing to be replaced and provided recommendations for roof test cut locations to verify the existing roof assembly, and confirm the proposed roof slope layout to mitigate potential future conflicts associated with changes in the roof elevation as a result of modern energy code requirements. Recommendations for additional testing and investigation were made to evaluate the potential for defects and issues with brick masonry and fenestrations to be contributing to infiltration that should be addressed as part of a comprehensive roof repair program.

A mechanical subconsultant was engaged to review the extensive roof mounted equipment, and detailed coordination was required to evaluate means for the roof replacement to be performed while minimizing interruption of various mechanical services. Our cost estimating subconsultant prepared cost estimates to accompany the roof repair design.
