INOVA Loudoun Hospital New Patient Tower

The New Patient Tower constructed at the INOVA Loudoun Hospital Campus is the new flagship building housing new patient rooms and several operating rooms, including spaces for private labor and delivery rooms, NICU pods, post-partum patient rooms and intermediate care rooms. The project has eight levels plus a basement portion and two elevator penthouses totaling 385,000 square feet.

WDP provided construction observation services and quality assurance testing during the installation of the building envelope on behalf of the Owner. Throughout our time onsite, we observed and documented numerous issues and areas of deficient construction, with the goal of saving the Owner from costly repairs throughout the life cycle of the new building. Our observations focused on materials, such as air barriers, waterproofing, unitized curtain wall systems, louver installation, exterior insulation, terra cotta cladding and attachment, metal panel cladding and attachment, roofing, and other items contributing to the performance of the exterior envelope. In addition to the construction issues and defects observed, we commented on and contributed to modifications of select details to provide greater redundancy at critical transitions between new and existing structures. We provided technical expertise to the Owner and Architect when evaluating options for deficiency repairs. Our quality assurance testing consisted of the specified AAMA 501.2 spray testing of the unitized curtain wall systems to identify possible installation issues prior to Owner occupancy. WDP’s scope was extended multiple times throughout the project by the Owner to increase the quantity of our observations and our oversight.
