WDP served as Building Envelope Consultant to RMF Engineering for the evaluation of Chesapeake Bay Hall at the Virginia Institute of Marine Science in Gloucester, Virginia.

As part of the building mechanical system proposed renovation, WDP performed a field investigation to evaluate the building enclosure impacts on the reported elevated interior humidity levels and occupant comfort issues. Our evaluation included water testing and instrumentation of the exterior wall assembly to document relative humidity changes within layers of the wall assembly following a simulated rain event. As part of the investigation, we evaluated air leakage through windows and water leakage at the atrium curtain wall and entrance canopy. We used the information gathered during our investigation to help calibrate hygrothermal models for analysis performed in accordance with ASHRAE 160-09, “Criteria for Moisture-Control Design Analysis in Buildings.” Based on our study, we identified that the air leakage causing occupant discomfort was facilitating drying of the exterior wall assembly, thus limiting the adverse hygrothermal impacts of the exterior wall. Our findings were outlined in a report, which included recommendations for remediation of occupant comfort issues, in conjunction with renovation of the existing building mechanical system.

WDP developed schematic repair documents for the implementation of repair recommendations including removal of brick masonry, exterior moisture barrier, installation of new exterior weather barrier and cavity insulation, repair of existing curtain wall gaskets and seals, and installation of new brick veneer. As part of the schematic design phase, we worked with cost estimators on the project team to reconcile construction estimates based on the schematic design documents.
